1) Do you buy a package or what do you do?

You can buy just a package if you want, but most of the homes we build are completely finished. In some cases, we build a "dry in,' which means the home is weather tight and framed on the inside ready for mechanical (electrical, HVAC, plumbing, etc.). If you decide to build your own home or build part of it, you are welcome to look at what we have done or call us for advice.

2) Are the logs treated?

Most of the logs that we provide are naturally dried natural pine and some are kiln dried. We treat all our log walls with Timbor, which is a colorless, odor free preservative and insecticide. However, it is critical to apply an oil finish to the exterior log walls to maintain the fresh new look.

3) Does Langford Construction, INC. offer land also?

Langford Construction, Inc. does not offer land. We build your home on your property. We do not do "spec" homes, only custom homes. However, we do work with some real estate agents that are aware of land packages that possibly may be of interest to you.

4) Does Langford Construction, INC. do financing?

Langford Construction, Inc. does not offer financing. We do work very closely with mortgage companies and banks that can assist you. Each situation is different, so we will guide you toward the institution that seems to be the best for your personal needs.

5) Will banks finance log homes easily?

In times past, it was harder to get financing for log homes than it was to get financing for conventional homes. Over the years, however, most institutions will finance log homes just as quickly as a conventional home. If an institution is not as familiar with log homes, we will get involved to help where we can. The only problem with an institution that doesn't work with log homes consistently, is that they may have a difficult time getting comparatives, which is a necessary part of the loan process. We can put them in touch with log home appraisers, which will help find comparatives.

6) Is it hard to get insurance on a log home, and is it a lot more expensive?

It is just as easy to get insurance on a log home as it is a conventional home. Rates are comparable. If you stop and think about it, it would take a log home longer to burn than a normal conventional home because of the mass of the logs compared to 2 x 4 studs. Insurance companies have come to realize this, and price policies accordingly.

7) What kind of maintenance do we have to do on a log home?

The primary maintenance that has to be done on a log home is to consistently treat the exterior against weather elements. This process is done when the home is built, again in about a year, and then about every 2 to 4 years, depending on the setting of the home. We use and recommend a product called Woodguard which is an oil penetrant and soaks into the wood for full protection.

8) What kind of foundation do you have for a log home?

You can put a log home on either a slab foundation or a pier and beam foundation. Most of the homes that we build are on a slab, because a slab is more cost effective.

9) Where will you build?

We build a "dry in" house just about anywhere, including out-of-state. We generally do not build "turn key" homes over a 75-mile radius of our office in Burleson. We do however, work with independent traveling crews that will go anywhere to finish out your home after we have constructed what they call the "shell" or "dry-in" portion of the home.

10) Do you have floor plans?

We do have a floor plan book that has approximately 50 floor plans in it. That book sells for $15.00. Generally, you have something in mind that you would like. We sit down with you and either go off of a sketch of yours, or formulate a plan based on your ideas.

11) How much does a log home cost?

Any kind of home costs whatever you want it to. In other words, what you want in the house will depend on the price. Generally speaking, our range to build a "turn-key" house is between $125.00 and $150.00 per sq. ft. General prices for a "dry-in" are around $55.00-$70.00. To determine a price, we must sit down with you and ask about an hour's worth of questions. Based on what you want, we can determine a price for your house.

12) Are real log homes kiln dried?

Some of the logs are kiln dried. We feel that it is far more important to have a treated log than a kiln dried log. Because our logs are treated, they are not completely dried out. If you stop to and think about it, kiln dried is a great marketing tool, but that is where it stops! In order for a kiln dried to mean anything, you must receive the logs, completely build your house, stain and seal it, all before it rains! If the rain gets on your logs while you are building, you no longer have kiln dried logs!

13) Do you have a service/warranty department?

YES!! We have a separate division of our company that does warranty and service. Our service division does repairs and restorations on other log homes, along with add-ons, etc.
